This December, we’re looking back on a standout year in real estate across the Greater Nashville area. Over the last 30 days, inventory has climbed to one of its highest levels in more than a decade, with around 14,282 active listings reported in late October. The median sale price for single-family homes in the region recently hit roughly $515,000, up from about $490,000 the previous year, proving that even with more houses available, demand remains strong. Meanwhile, homes are taking a bit longer to sell — the average time on market recently pushed past previous year figures — a sign the market is normalizing rather than overheating.
