August 2025 Middle TN Market Update

Aim High This August! There’s Still Time to Make a Move!

As summer winds down, August is the perfect window to make your move—whether you’re buying your first home, upsizing, or getting ready to list. The market is offering opportunities on both sides!

In July 2025, the median sold price in Nashville was around $532,800, a slight 3.5% dip year-over-year. Homes are taking longer to sell too—about 55 days on market—giving buyers more time to shop and negotiate with confidence.

At the same time, inventory is up across the country—nearly 25% higher than last year—giving buyers more choices and sellers a chance to stand out by pricing strategically and presenting their homes well.

And with many buyers looking to move before fall, sellers still have a solid audience—especially with motivated, rate-savvy buyers in play.

Whether you’re looking for your next address or considering listing your current home, this season still holds real potential. Smart timing now can help you finish the year strong.

Let’s make the most of August—because in real estate...

Timing is everything.
